Work for landlords, hotels and businesses

We also work for property managers and facilities teams in Shirburn and across Oxfordshire. Several sites can go on one quote, and we are fully insured for the work.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

How we handle bathroom resealing in Shirburn

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Shirburn. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on wet rooms, sinks & splashbacks and basins & vanity units, and people most often call us about leaking joints on a shower screen and black mould in the silicone that won’t clean off.

Around Shirburn, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

All our work comes with a one-year guarantee.

Bathroom resealing in Shirburn: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. There are hotels and other places to stay in and around Shirburn. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you live in an older home near All Saints Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.

Joints and surfaces we work on

  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms
  • Baths

Surface by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

What affects the quote in Shirburn

Call for a quick quote. The main things that affect it are:

  • The old material and how stubborn it is
  • How many areas need sealing
  • The product the joint needs
  • How easy the joints are to reach

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or email us and we’ll talk you through it.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The rough size of the job
  • Any access issues, like height or stairs
  • A few photos by email, if you can
  • Where the job is, and your postcode

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep scourers and sharp tools away from the bead
  • Wipe up water along the back of the worktop
  • Check the joints every few months for splits or lifting
  • Wipe the sealant dry after showering

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

How it works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a village or hamlet like Shirburn, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed

Signs you need bathroom resealing in Shirburn

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

The most common problems we see are:

  • Black mould in the silicone that will not clean off
  • Leaks into the floor or ceiling below
  • Two layers of silicone, both failing
  • A joint torn by a bath that flexes

Managing a site like Icknield Community College? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Whether they’re fully insured
  • Which sealant they’ll use, and why
  • Which colour the sealant will be
  • The length of the guarantee

Shirburn: your questions answered

Is Shirburn within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work in hotels near Shirburn?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Are you insured?

Yes. We’re fully insured.

Does the resealing come with a guarantee?

Yes. Our 12-month guarantee covers every job, and we are fully insured.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
