Bathroom resealing in Pixham, done properly
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Pixham. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on sinks & splashbacks, baths and shower trays & enclosures, and people most often call us about two layers of silicone, both failing and water escaping at the shower enclosure.
In a village or hamlet like Pixham, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.
You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Why it’s worth doing now in Pixham
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. In a small place like Pixham, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Honest limits
Before you book, it’s worth knowing the limits:
- Tiles that have come away from the wall
- Failed grout lines across the wall
- A leaking waste, trap or valve
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before booking.

How it works
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers. Somewhere like Pixham needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit

Your questions about bathroom resealing in Pixham
I let a flat near Dorking station. Can you help?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.
Is Pixham within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Are you insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.

Bathroom resealing in Pixham: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Pixham. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Homes close to Pixham Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Dorking station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like The Ashcombe School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Wipe up water along the back of the worktop
- Use gentle cleaners on the silicone
- Wipe the sealant dry after showering
- Keep bottles off the sealant line
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

How we quote for bathroom resealing
