FAQs for Penny Pot

Do you cover smaller places like Penny Pot?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Brookwood station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

Bathroom resealing for homes and businesses in Penny Pot

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for mouldy sealant that has gone black and water getting behind the kitchen upstand, across shower trays & enclosures, wet rooms and baths.

Homes around Penny Pot are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Whatever the size of the job, it’s backed by our one-year guarantee in Penny Pot and across Surrey.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere as small as Penny Pot, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Clear the area around the work
  • Tell us about any water getting in

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Never pick at the silicone with a blade
  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then
  • Let new sealant cure fully before it gets wet

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

When to call us in Penny Pot

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

It’s worth asking for a quote if you see:

  • A joint torn by a bath that flexes
  • A messy, uneven bead from a previous reseal
  • Leaking joints on a shower screen
  • Black spots spreading through the bead

For landlords with property near Brookwood station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Comparing quotes

  • Whether they seal over old material or remove it
  • What insurance they hold
  • How much experience the applicator has
  • When the joint can take water or movement

What we cannot put right

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Penny Pot homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Church of St Lawrence, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Holy Trinity CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Landlord and commercial work in Penny Pot

Letting agents and landlords in Penny Pot can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Why act early in Penny Pot

Dealing with sealant early is a short job: the work takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Where a wall is exposed, as many are in small places like Penny Pot, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Combining jobs into one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
