Northam Bathroom Resealing
Baths, showers and worktops in Northam need attention? We cut out the old, prepare the joints and apply the right sealant.
- Black spots spreading through the bead
- Water getting behind the bath panel
- Leaking joints on a shower screen
About our bathroom resealing in Northam
Homes in Northam have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on baths, shower trays & enclosures and sinks & splashbacks, and the jobs we see most are leaks into the floor or ceiling below and splits where the tray meets the wall.
In a smaller place like Northam, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
You get a 12-month guarantee, the same in Northam as everywhere else we work.

For landlords and businesses
We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
When something else is needed
We’d rather tell you now than do work that won’t last, so these are the limits:
- Water coming from the plumbing rather than the joint
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it isn’t properly supported
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

How it works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. A visit to Northam is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
How to prepare
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises

Do you need bathroom resealing in Northam?
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
People normally contact us after spotting something like this:
- Cracked, shrunken or lifting silicone
- Mouldy sealant that has gone black
- Shrunken sealant along the back of a worktop
- Smears of silicone across the tiles
Managing a site like Bitterne Manor Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions from Northam
Can you help a landlord with a rental near Bitterne station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Do you cover smaller places like Northam?
Yes. Northam is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Bathroom resealing in Northam: local notes
Northam is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Homes close to Church of St Augustine include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Bitterne station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What else we do in Northam
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Homes in smaller places like Northam can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
How the job changes by surface
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
