Your questions about bathroom resealing in Meadle

Will you come out to Meadle?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Meadle for bathroom resealing?

Yes. Our work covers London and the South East, and Meadle is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is the work guaranteed?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How we handle bathroom resealing in Meadle

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and people most often call us about a messy, uneven bead from a previous reseal and a bead that has pulled away from the tiles.

Homes around Meadle are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

A one-year guarantee comes with the work, just as it does everywhere we cover.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. In a small place like Meadle, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

Bathroom resealing in Meadle: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Princes Risborough School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Owlswick Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Meadle is about 2 miles north of Princes Risborough, in Buckinghamshire. Across the HP17 area, we can carry out bathroom resealing at your property. Our area takes in 263 places across Buckinghamshire. For nearby work, see our Oxford page, about 17 miles away.

We work across the HP17 postcode area for bathroom resealing and the streets around it. We also cover Askett (1 mile south-east), Monks Risborough (1 mile south), Owlswick (1 mile west), Great Kimble (1 mile east) and Alscot (1 mile south). Larger places within reach include Aylesbury (5 miles north), High Wycombe (9 miles south-east), Chesham (10 miles east), Marlow (12 miles south), Amersham (11 miles south-east) and Beaconsfield (12 miles south-east).

Quotes for bathroom resealing in Meadle

For a quick quote, just ask. The main things that affect it are:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • Which sealant suits the joint
  • The old material and how stubborn it is

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or send us an email.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • The type of property
  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Common problems we fix in Meadle

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

Look out for any of the following:

  • A messy, uneven bead from a previous reseal
  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead
  • Cracked, shrunken or lifting silicone

If you let a flat or house near Monks Risborough station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What to look for in a quote

  • How long the guarantee is
  • Whether they seal over old material or remove it
  • How hidden problems are handled
  • Is VAT in the price?

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Joints and surfaces we work on

  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks

What happens if it’s left?

Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Older cottages and farmhouses around Meadle can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
