About our bathroom resealing in Lacey Green
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and common reasons people get in touch are black mould in the silicone that won’t clean off and a joint torn by a bath that flexes.
Being in a small place like Lacey Green makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
A one-year guarantee comes as standard.

When to call us in Lacey Green
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
The most common problems we see are:
- Water getting behind the bath panel
- Leaking joints on a shower screen
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
If you live in an older home near Church of St John the Evangelist, walls and floors in older homes can move, and sealant and grout show it first.
Questions to ask before you book

- What happens if they find a problem under the old sealant
- What insurance they hold

What affects the cost of bathroom resealing
We quote each job individually. These are the things that affect it:
- How many areas need sealing
- The number and length of the joints
- Access and height
- Which sealant suits the joint
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.
Asking for a quote
You don’t need to know the technical terms. Just tell us:
- What’s wrong with the joints now
- Roughly how big the job is
- Photos by email, if that is easy
- Where the property is
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, phone 0345 464 0079 or drop us an email.
How it works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included. Somewhere like Lacey Green needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Clear items away from the joints we are working on
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints

Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What we can’t put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Movement from a bath with loose feet or no proper support
- Loose or hollow tiles, or failed tanking behind them
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.
What we seal
- Baths
- Kitchen worktops & upstands
- Shower trays & enclosures
- Sinks & splashbacks
- Basins & vanity units

Your questions about bathroom resealing in Lacey Green
Is Lacey Green within the area you cover?
Yes, Lacey Green is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Saunderton station. Can you help?
Yes. We work for landlords and agents as well as householders. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Where are you based?
Mr Mastic is based in Crawley. We cover Lacey Green and the rest of Buckinghamshire.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
What bathroom resealing looks like in Lacey Green
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For landlords with property near Saunderton station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like St John's Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How to look after the new joints
A little care helps the new joints last. We recommend:
- Stick to a soft cloth and a mild cleaner
- Avoid abrasive pads on the sealant
- Don’t leave water standing on kitchen joints
- Don’t let bottles sit on the bead
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
