Bathroom resealing in Lacasaidh

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Lacasaidh. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We’re often asked to deal with leaking joints on a shower screen and new sealant laid over old sealant that is now lifting, on kitchen worktops & upstands, shower trays & enclosures and baths.

A bathroom in a place like Lacasaidh gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All of our work is guaranteed for twelve months.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. In an older home around Lacasaidh, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Your questions about bathroom resealing in Lacasaidh

Can you do bathroom resealing in Lacasaidh?

Yes. Our work covers the whole of Scotland, and Lacasaidh is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Lacasaidh?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

How do I get a quote for bathroom resealing in Lacasaidh?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Is the work guaranteed?

Yes. We give a 12-month guarantee on every job, and we are fully insured.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints.

When to call us in Lacasaidh

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Any of these means the joints need attention:

  • Black mould in the silicone that won’t clean off
  • A joint torn by a bath that flexes
  • A messy, uneven bead from a previous reseal
  • Two layers of silicone, both failing

If you live in an older home near Kinloch Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Are they insured?
  • The length of the guarantee
  • Who does the work, and how experienced they are
  • Which sealant they’ll use, and why

How to choose a mastic man

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then
  • Check the joints every few months for splits or lifting
  • Wipe up water along the back of the worktop

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Bathroom resealing in Lacasaidh: local notes

Lacasaidh is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Lacasaidh, as everywhere, bathroom resealing is only as good as the preparation behind it.

  • The amount of work
  • The old material and how stubborn it is

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear price before work begins.

Want a quote for bathroom resealing? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for a single bath or shower. Somewhere like Lacasaidh may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Mention any parking rules near the property
  • Move anything stored near the joints
