Bathroom resealing around Hook End
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Pangbourne station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Checkendon Church of England (A) Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

How it works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Hook End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit
- Tell us if parking is tricky
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive

Questions from Hook End
Do you cover smaller places like Hook End?
Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Pangbourne station. Can you help?
Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
What should I tell you?
A short description and the location. We’ll ask anything else we need to know.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
Do you need bathroom resealing in Hook End?
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Most people get in touch when they notice one of these:
- Failed sealant on the screen profile
- Lumpy, uneven sealant from a DIY attempt
- A reseal done over the top of the old bead
- Sealant that has split, shrunk or peeled away
In the older streets around St Peter and St Paul, older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- Whether VAT is included
- Whether they seal over old material or remove it
- What happens if they find a problem under the old sealant
- Which sealant they’ll use, and why
Why it’s worth doing now in Hook End
Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Hook End, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us and we’ll talk you through it.

How we quote for bathroom resealing
Jobs vary more than people expect. What affects the quote:
- Working hours on commercial sites
- Access and height
- Whether there’s mould to deal with
- The type of sealant required
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- A few pictures by email, if you can
- Whether it has been sealed before
- The rough size of the job
- The problem you’ve noticed
Want a quote for bathroom resealing? Please phone 0345 464 0079 or email us with a few details. We will explain what we’d do and give you a clear price before we start.
Should I try it myself first?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How the job changes by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
