DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
What sealant work can’t fix
It helps to know what we can’t do:
- Movement from a bath with loose feet or no proper support
- Loose or hollow tiles, or failed tanking behind them
- Cracks in the tray itself rather than the joint
If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.
What we seal
- Wet rooms
- Basins & vanity units
- Shower trays & enclosures
- Sinks & splashbacks
- Baths
- Kitchen worktops & upstands
What the job involves on each surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Landlords, agents and businesses in Holmwood Corner
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured.
Holmwood Corner: your questions answered
Can you do bathroom resealing in Holmwood Corner?
Yes, Holmwood Corner is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing.
Can you help a landlord with a rental near Holmwood station?
Yes. We work for landlords and agents as well as homeowners. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
How long will the resealing take?
Allow two to three hours for a typical bath, depending on how much old sealant there is. You will know how long to expect before work begins.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Can you quote for more than one area?
Yes. Just list everything you need and we’ll quote it together.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Around Holmwood Corner, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Holmwood Corner homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
In the older streets around Church of St Mary Magdalene, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as The Weald CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Holmwood station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. For a village or hamlet like Holmwood Corner, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit

Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Clean with a mild bathroom cleaner and a soft cloth
- Open a window or run the fan so the room dries
- Give the silicone its full cure time
- Dry worktop joints after washing up
Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
