Bathroom resealing for homes and businesses in Englefield

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, sinks & splashbacks and wet rooms, and the jobs we see most are water getting behind the kitchen upstand and two layers of silicone, both failing.

Around Englefield, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or drop us an email.

When it isn’t the sealant

Before booking, it’s worth knowing the limits:

  • A bath or tray that moves because it is not properly supported
  • Cracked or missing grout between tiles (that’s regrouting)
  • Damage behind the tiles that needs a tiler

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.

What we seal

  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands

What we do, step by step

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a morning or an afternoon for most single baths and showers. In a small place like Englefield, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any tricky access
  • Mention any sign-in or site rules at work premises

Englefield homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For site and facilities teams at buildings such as Englefield C.E. Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Theale station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What affects the quote in Englefield

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • The product the joint needs
  • The size of the job

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • A few pictures by email, if you can
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Any access issues, like height or stairs

To get a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.

Different surfaces, different methods

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

When to call us in Englefield

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

Keep an eye out for any of the following:

  • A messy, uneven bead from a previous reseal
  • A reseal done over the top of the old bead
  • Gaps where the bath or tray has moved
  • Water escaping at the shower enclosure

If you live in an older home near Church of St Mark, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Comparing quotes

  • Is the old sealant removed completely?
  • Whether VAT is included
  • When the joint can take water or movement
  • How the colour is chosen

10 questions to ask before booking

Englefield: your questions answered

I let a flat near Theale station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Englefield?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

When can I use the bath or shower again?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Older cottages and farmhouses around Englefield can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
