Bathroom resealing in Crowell, done properly

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. If you have water getting behind the kitchen upstand and new sealant laid over old sealant that is now lifting, we can help, on sinks & splashbacks, basins & vanity units and wet rooms alike.

Being in a small place like Crowell makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

There’s a 12-month guarantee on every job, whatever its size.

What the job involves on each surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

The process

We keep the work tidy and contained to the area we’re working on. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Crowell, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Why deal with it now?

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Around Crowell, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What affects the quote in Crowell

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • The number of rooms or windows
  • When we can work, for business premises
  • Mould in or behind the old joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Where the property is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

What we can’t put right

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Surfaces we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep an eye on the corners, where splits start
  • Give the silicone its full cure time
  • Keep the fan on for a while after bathing
  • Wipe the sealant dry after showering

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Do you need bathroom resealing in Crowell?

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

If you can see any of these, it’s time to have the joints looked at:

  • Leaking joints on a shower screen
  • Leaks into the floor or ceiling below
  • New sealant laid over old sealant that is now lifting
  • Lumpy, uneven sealant from a DIY attempt

For landlords with property near Princes Risborough station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Before booking anyone

  • What product goes in the joint
  • Who does the work, and how experienced they are
  • Are they insured?
  • Whether they seal over old material or remove it

Yes, Crowell is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or email us with a short description of the job.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
