About our bathroom resealing in Churchill

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you have smears of silicone across the tiles and gaps between the worktop and the wall, we can put it right, on wet rooms, sinks & splashbacks and shower trays & enclosures alike.

For a small place like Churchill, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

When to call us in Churchill

No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

People generally contact us after spotting something like this:

  • Two layers of silicone, both failing
  • A bead that has pulled away from the tiles
  • Mouldy sealant that has gone black
  • Gaps where the bath or tray has moved

Managing a site like Kingham Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • What insurance they hold
  • How the colour is chosen
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not

Our hiring checklist

Landlord and commercial work in Churchill

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

Housing providers, facilities teams and property managers book us too in Churchill and across Oxfordshire. We can quote a run of properties together.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. Around Churchill, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

Aftercare tips

So the new joints stay in good condition:

  • Check the joints every few months for splits or lifting
  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then
  • Give the silicone its full cure time

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What bathroom resealing looks like in Churchill

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Kingham station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common questions in Churchill

Is Churchill in your area for bathroom resealing?

Yes. We work across London and the South East, and Churchill is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Will you come out to Churchill?

Yes, Churchill is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any mould that needs treating
  • How easy the joints are to reach
  • Which sealant suits the joint
  • How many areas need sealing

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

What we need to know

What to tell us when you ask for a quote:

  • Photos by email, if that is easy
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Where the property is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

How the visit works

At the end, we look at the finished work together. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on how much there is to do. Somewhere as small as Churchill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
  • Let us know if you’ve seen damp or leaks

Getting a quote
