Bathroom resealing in Sarsden
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, wet rooms and basins & vanity units, and common reasons people get in touch are a reseal done over the top of the old bead and gaps where the bath or tray has moved.
Being in a small place like Sarsden makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
Whatever the size of the job, it’s backed by our 12-month guarantee in Sarsden and across Oxfordshire.

How it works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like Sarsden, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
Preparing for the visit
- Clear the area around the work
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts

Advice
What we’re called out for in Sarsden
Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.
The most common problems we see are:
- Gaps between the worktop and the wall
- A reseal done over the top of the old bead
- Black mould in the silicone that will not clean off
- Lumpy, uneven sealant from a DIY attempt
For landlords with property near Kingham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What your quote should include
- How long the guarantee is
- Whether they’re fully insured
- How the joint is cleaned and prepared
- What the quote includes, VAT included or not
Sarsden: your questions answered
Do you cover smaller places like Sarsden?
Yes. Sarsden is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Kingham station?
Yes, we work for landlords and agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can I choose the colour of the sealant?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Where do you work from?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Bathroom resealing in Sarsden: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
In the older streets around Church of St James, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Chipping Norton School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What the job involves on each surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

What affects the cost of bathroom resealing
The quote reflects the job in front of us. We take into account:
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- How easy the joints are to reach
- How much there is to do
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.
Asking for a quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- Whether it has been sealed before
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, ring 0345 464 0079 or email us.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Water coming from the plumbing rather than the joint
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.
Surfaces we seal

Why it’s worth doing now in Sarsden
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If something else is wrong, we’ll tell you. Where a wall is exposed, as many are in small places like Sarsden, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Why book with us
- A sealant colour to suit the surroundings
- We never seal over old sealant
- Every job guaranteed for a year
- White, clear, grey or another colour, product permitting

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
