How we quote for bathroom resealing

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • Access and height
  • The old material and how stubborn it is
  • Any working-time requirements on site

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Where the job is, and your postcode
  • The problem you’ve noticed
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

To get a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

About our bathroom resealing in Bryant's Bottom

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Bryant's Bottom. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on wet rooms, baths and sinks & splashbacks, and the jobs we see most are leaks into the floor or ceiling below and black spots spreading through the bead.

Around Bryant's Bottom, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

How the job changes by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Bathroom resealing around Bryant's Bottom

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

If you look after a building such as Speen CofE VA School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Great Missenden station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Speen Church (Baptist), bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a morning or an afternoon for most single baths and showers for a typical job. For a village or hamlet like Bryant's Bottom, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before
  • Clear the area around the work

Why it’s worth doing now in Bryant's Bottom

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a small place like Bryant's Bottom, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Doing several joints on one visit is usually more efficient than separate visits. We’ll give you a clear price for the lot.

Why us?

  • A sealant colour to suit the surroundings
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Full insurance on every job
  • A choice of colours where the product allows

Your questions about bathroom resealing in Bryant's Bottom

Is Bryant's Bottom within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Great Missenden station. Can you help?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Are you insured?

Yes. We’re fully insured.

Does the resealing come with a guarantee?

Yes. Every job carries our one-year guarantee, and we are fully insured.

How long does it take to reseal a bath or shower?

It takes half a day or less for one room, longer when the kitchen is included. You’ll know how long to expect before we start.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Dry the bead with a towel now and then
  • Do not leave water standing on kitchen joints
  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

When something else is needed

A few problems are outside what sealant work can do:

  • A bath or tray that moves because it is not properly supported
  • Cracked or missing grout between tiles (that is regrouting)
  • Cracks in the tray itself rather than the joint

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.
