Bathroom resealing in Bowhill, done properly
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on basins & vanity units, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are leaking joints on a shower screen and smears of silicone across the tiles.
For a place like Bowhill, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Each job carries a 12-month guarantee, whatever its size.

Bathroom resealing around Bowhill
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as St Fothad's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Lochgelly High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

How the job changes by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
When it is not the sealant
We’ll always be straight with you, so here’s what new sealant will not do:
- A tray or bath that is cracked through
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Baths
- Shower trays & enclosures
- Sinks & splashbacks
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Keep bottles off the sealant line
- Give the silicone its full cure time
- Dry the bead with a towel now and then
- Look for lifting corners and small gaps now and then
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
How it works
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work starts. Most jobs take half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property

Advice
What we are called out for in Bowhill
Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
Common reasons people contact us include:
- Splits where the tray meets the wall
- Lumpy, uneven sealant from a DIY attempt
- Damp behind the bath or under the tray
- Black mould in the silicone that will not clean off
If you let a flat or house near Cardenden station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What your quote should include
- Whether the sealant suits the joint
- How hidden problems are handled
- How much experience the applicator has
- Whether they seal over old material or remove it
Bowhill: your questions answered
Will you come out to Bowhill?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Bowhill in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Bowhill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
When can I use the bath or shower again?
After around 24 hours in most cases. We will tell you the cure time for the product we used.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
