Questions from Auchterderran

I let a flat near Cardenden station. Can you help?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Auchterderran?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

How long before the new sealant can get wet?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

How we handle bathroom resealing in Auchterderran

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Common call-outs are for mouldy sealant that has gone black and gaps where the bath or tray has moved, on sinks & splashbacks, wet rooms and shower trays & enclosures.

Bathrooms in smaller places like Auchterderran work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time
  • Don’t leave water standing on kitchen joints
  • Wipe the sealant dry after showering

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Auchterderran homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you let a flat or house near Cardenden station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Lochgelly High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Auchterderran Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

What affects the quote in Auchterderran

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • The old material and how stubborn it is
  • Access and height
  • When we can work, for business premises

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

What we need to know

To help us quote quickly, let us know:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • Where the property is

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant will not put right:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes around two hours for one bath or shower, longer for a whole bathroom. Around Auchterderran, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed

Advice

Why it’s worth doing now in Auchterderran

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
