Bathroom resealing in Booker

Bathroom resealing for homes and businesses in Booker

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are sealant that has split, shrunk or peeled away and black spots spreading through the bead.

Homes around Booker range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

There’s a 12-month guarantee on every job, whatever its size.

What we can’t put right

To be straight with you, some problems need a different trade:

  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)
  • Loose or hollow tiles, or failed tanking behind them

If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands

Different surfaces, different methods

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a smaller place like Booker, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

  • On commercial sites, let us know about site rules

Booker: your questions answered

Do you work for landlords with property near High Wycombe station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Booker?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or send us an email.

Are you insured?

Yes, we’re fully insured.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.

Work for landlords, hotels and businesses

Landlords and agents in Booker can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Bathrooms and kitchens in Booker

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near High Wycombe station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of Christ the Servant King, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Booker Hill School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why deal with it now?

Sorting it now is quick: the work takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Homes in smaller places like Booker can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

How to look after the new joints

Looking after new joints is easy:

  • Dry the bead with a towel now and then
  • Let new sealant cure fully before it gets wet
  • Avoid abrasive pads on the sealant
  • Keep bottles off the sealant line

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or email us.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

What affects the quote in Booker

Jobs vary more than people expect. What affects the quote:

  • Which sealant suits the joint
  • The number of rooms or windows
  • Any working-time requirements on site
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
