Bathroom resealing near Bledington

Bathroom resealing in Bledington, done properly

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Common call-outs are for water getting behind the kitchen upstand and failed sealant on the screen profile, on baths, kitchen worktops & upstands and sinks & splashbacks.

Homes around Bledington are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint

If in doubt, call 0345 464 0079 or email us and we will say what we think before you book.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Leave it or put it right?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Around Bledington, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Bathroom resealing around Bledington

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near Kingham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Church of St Leonard, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Bledington Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Dry worktop joints after washing up
  • Never pick at the silicone with a blade
  • Keep bottles off the sealant line
  • Wipe the sealant dry after showering

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just call 0345 464 0079 or drop us an email.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

How it works

Before we leave, we go over the finished joints with you. The visit itself normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. For a village or hamlet like Bledington, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any tricky access
  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules

Bledington: your questions answered

Do you cover smaller places like Bledington?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Kingham station?

Yes, we work for landlords and agents. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Will there be a smell?

There can be a smell while the sealant cures. Opening a window helps.
