Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with splits where the tray meets the wall and damp behind the bath or under the tray, we can put it right.

In a village or hamlet like Balmerlawn, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You get a one-year guarantee, the same in Balmerlawn as everywhere else we work.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Run the extractor fan during and after every shower
  • Keep scourers and sharp tools away from the bead
  • Do not leave water standing on kitchen joints
  • Keep bottles off the sealant line

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Questions from Balmerlawn

Will you come out to Balmerlawn?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Brockenhurst station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

What colours of sealant can you use?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. In a small place like Balmerlawn, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any tricky access
  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work

Advice

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A tray or bath that’s cracked through
  • Failed grout lines across the wall
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

Surfaces we seal

  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms

What we are called out for in Balmerlawn

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Look out for any of the following:

  • A messy, uneven bead from a previous reseal
  • Mouldy sealant that has gone black
  • Gaps where the bath or tray has moved
  • Shrunken sealant along the back of a worktop

Schools such as Brockenhurst Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • Whether VAT is included
  • Which sealant they’ll use, and why
  • How much experience the applicator has
  • Are they insured?

10 questions to ask before you book

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Around Balmerlawn, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email and we’ll talk you through it.

Bathroom resealing around Balmerlawn

Balmerlawn has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Brockenhurst station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Church of St Nicholas, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
