How we handle window mastic in World's End

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on window sills, timber windows & doors and aluminium frames, and common reasons people get in touch are gaps where the sill meets the wall and sealant in the wrong colour for the frame.

In a village or hamlet like World's End, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Surface by surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it, where a rigid one would crack.

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

World's End homes and the weather

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Beedon C.E. (Controlled) Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Common questions in World's End

Will you come out to World's End?

Yes, World's End is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do window mastic in World's End?

Yes, World's End is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Can new sealant go over the old?

No. The old sealant always comes out first.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you get sealant to suit coloured frames?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Do you work on first-floor windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

What happens if it’s left?

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Around World's End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Why book with us

  • More than 20 years in sealant work
  • We never seal over old sealant
  • We leave the area clean and tidy
  • Anti-fungal sanitary silicone in wet areas

When to call us in World's End

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That is what backing rod is for.

Look out for any of the following:

  • Rushed sealant from a window installation
  • Gaps between the frame and the inside reveal
  • Whistling draughts around closed windows
  • Leaking joints at the ends of sills

In the older streets around Church of St Nicholas, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Our hiring checklist

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Penetrating damp from a failed cavity tray or render
  • Rotten timber, which needs a joiner first
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Aluminium frames
  • Window sills
  • uPVC windows

How the visit works

At the end, we look at the finished work together. The work normally takes most of a day for a typical house, less for a few frames, depending on the amount of work. In a small place like World's End, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

What affects the cost of window mastic

Jobs vary more than people expect. The main factors:

  • The product the joint needs
  • How many areas need sealing
  • How easy the joints are to reach
  • When we can work, for business premises

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Photos by email, if that’s easy

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
