Window mastic in Westquarter

Window mastic for homes and businesses in Westquarter

From a single sill to a whole house of windows, you’ll get a clear quote before we start. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. We work on window sills, timber windows & doors and composite doors, and the jobs we see most are hard, cracked sealant around windows and damp patches on the reveal after heavy rain.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Your job is guaranteed for a year, as with all our work.

What affects the cost of window mastic

Every job gets its own quote. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • Any mould that needs treating

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Where the property is
  • The rough size of the job

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

What sealant work cannot fix

New sealant can’t fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • Condensation trapped between the panes
  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • uPVC windows
  • Aluminium frames
  • Patio & French doors
  • Window sills
  • Composite doors
  • Timber windows & doors

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Look round the frames every year or so
  • Keep paint and stain on wooden frames in good order
  • Air rooms to keep condensation down around windows
  • Clean frames with a soft cloth and soapy water

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Westquarter: your questions answered

Does the coastal weather in Westquarter affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Westquarter?

Yes, Westquarter is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How much does window mastic cost in Westquarter?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Is the work guaranteed?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Different surfaces, different methods

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Westquarter homes and the weather

Westquarter is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Letting a property close to Polmont station? Then renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to Brightons Parish Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

When to call us in Westquarter

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

These are the problems we’re asked about most:

  • Gaps between the frame and the inside reveal
  • Cracked or shrunken mastic around the frame
  • Water coming in at the bottom corners of a door
  • Cold air getting in at the frame edge

If you look after a building such as Beancross Primary School, the mastic around its windows and doors needs looking after like any other building’s.

10 questions to ask before you book

How the visit works

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a morning for a couple of windows and a door. Outdoor work around Westquarter depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Tell us about any water getting in
  • Keep children and pets away from the work area
  • Clear the area around the work
