Window mastic in Well End

Surface by surface

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We’ll tell you if that’s what we find.

About our window mastic in Well End

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. Typical jobs include draughts coming in around windows and doors and damp patches on the reveal after heavy rain, on composite doors, window sills and uPVC windows.

In a village or hamlet like Well End, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

Your job is guaranteed for a year, as with all our work.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Frames and glazing around Well End

With historic houses such as Cliveden (about 2.2 miles south-east) nearby, there’s older building stock in the area around Well End as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Bourne End station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For site and facilities teams at buildings such as Claytons Primary School, the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St Mark, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Well End is about 3 miles east of Marlow, in Buckinghamshire. Wherever you are in the SL8 postcode area, our applicators can take on window mastic. Across Buckinghamshire, we cover 263 places, and Well End is one of them. We also work in Reading, around 15 miles away.

Work in SL8 is quoted and booked the same way as anywhere else. What happens on the day

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a morning for a couple of windows and a door in most cases. Somewhere as small as Well End, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Draughts through the window seals rather than the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Broken hinges, locks or handles

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

What we seal

  • Aluminium frames
  • uPVC windows
  • Patio & French doors
  • Composite doors
  • Window sills
  • Timber windows & doors

What happens if it’s left?

Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In a small place like Well End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Well End: your questions answered

I let a flat near Bourne End station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Is Well End within the area you cover?

Yes. Well End is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you guarantee window mastic?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Do you have sealant for grey or black windows?

Normally, yes. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Can you do the inside joint as well?

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Don’t use solvent cleaners on the joint
  • Clean frames with a soft cloth and soapy water
  • Keep timber frames painted
  • Keep jet washers away from the mastic

Silicone can’t usually be painted, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
