Window mastic near Walkern

About our window mastic in Walkern

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on aluminium frames, patio & French doors and uPVC windows, and common reasons people get in touch are mastic that’s falling out in pieces and mastic that has split away from the wall.

Somewhere as small as Walkern, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Common questions in Walkern

Can you do window mastic in Walkern?

Yes, Walkern is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

Will you come out to Walkern?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Do you guarantee window mastic?

Yes. All our work carries a 12-month guarantee, and we’re fully insured.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Why act early in Walkern

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Where a wall is exposed, as many are in small places like Walkern, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Why choose Mr Mastic in Walkern

What we cannot put right

To be straight with you, some problems need a different trade:

  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What we seal

  • Timber windows & doors
  • Patio & French doors
  • Window sills
  • Aluminium frames
  • Composite doors
  • uPVC windows

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Aftercare tips

So the new joints stay in good condition:

  • Clear any debris from frame drain holes
  • Don’t paint over the silicone
  • Do not use solvent cleaners on the joint
  • Avoid blasting the frames with a pressure washer

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning for a couple of windows and a door. Somewhere like Walkern needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What the job involves on each surface

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

What window mastic looks like in Walkern

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Aston Bury (about 2.9 miles south) nearby, there’s older building stock in the area around Walkern as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you look after a building such as Walkern Primary School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Stevenage station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you live in an older home near Parish Church of St Mary the Virgin, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
