How the job changes by surface
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
Window mastic for homes and businesses in Walhampton
Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We work on window sills, patio & French doors and aluminium frames, and the jobs we see most are mastic that’s falling out in pieces and cold air getting in at the frame edge.
In a village or hamlet like Walhampton, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

For landlords and businesses
For anyone letting property in or around Walhampton, several properties can go on one quote. Just tell us the addresses and what each one needs.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What happens if it’s left?
Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. In a small place like Walhampton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Why book with us
- White, clear, grey or another colour, product permitting
- Anti-fungal silicone where joints get wet
- Tidy, careful work
- Homes, businesses and hotels

Questions from Walhampton
Is window mastic in a coastal place like Walhampton any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
I let a flat near Lymington Town station. Can you help?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.
Where is Mr Mastic based?
We work from Crawley. We cover Walhampton and the rest of Hampshire, along with the rest of our area.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
How long does it take to reseal the windows on a house?
Allow a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Can you do the inside joint as well?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
When to call us in Walhampton
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. Backing rod sets the right depth.
These are the problems we are asked about most:
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
- Rain getting in at the frame or under the sill
- Whistling draughts around closed windows
In the older streets around United Reform Church, the joint between an old wall and a newer frame is generally the first place rain gets in.
What your quote should include
- The length of the guarantee
- What product goes in the joint
- When the joint can take water or movement
- How the colour is chosen
What we do, step by step
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. Somewhere like Walhampton needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
- Clear the area around the work

Keeping the joints in good condition
After the cure time, these simple habits help:
- Do not paint over the silicone
- Walk round the house once a year and look at the joints
- Do not aim a pressure washer at the joints
- Clean frames with a soft cloth and soapy water
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What window mastic looks like in Walhampton
Walhampton is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Lymington Town station, renewing tired window mastic between tenants heads off draught and damp complaints. For site and facilities teams at buildings such as Lymington Church of England Infant School, larger buildings have plenty of frames, and the mastic around each one ages.
