Different surfaces, different methods

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

How we handle window mastic in Trotton

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. Typical jobs include damp patches on the reveal after heavy rain and untidy mastic left by window fitters, on composite doors, aluminium frames and uPVC windows.

Homes in small places like Trotton often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

Frames and glazing around Trotton

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Cowdray House (about 3.2 miles east) are a reminder that the area around Trotton has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to St George's Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on how much there is to do. Somewhere like Trotton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Preparing for the visit

Your questions about window mastic in Trotton

Is there a guarantee on window mastic in Trotton?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Can you do window mastic in Trotton?

Yes. We work across London and the South East, and Trotton is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

When is the sealant fully cured?

It depends on the product. Before we leave, we’ll tell you the cure time.

Can you do upstairs windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Will resealing my frames help with draughts?

Yes, where the draught is at the frame edge. We check where the draught is before any work starts.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What we are called out for in Trotton

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Common reasons people contact us are:

  • Untidy mastic left by window fitters
  • Gaps where the sill meets the wall
  • Damp patches on the reveal after heavy rain
  • Mastic that has split away from the wall

If you look after a building such as Stedham Primary School, the mastic around its windows and doors needs looking after like any other building’s.

  • What preparation is included
  • How long to leave it before use

How to choose a mastic man

What happens if it’s left?

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In a small place like Trotton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What affects the quote in Trotton

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • Mould in or behind the old joints
  • The size of the job
  • How much old sealant there is and how hard it is to remove

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

What to tell us for a quote

When you call or email, these details help:

  • The rough size of the job
  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • Where the job is, and your postcode

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first
  • Draughts through the window seals rather than the frame

If in doubt, call 0345 464 0079 or email us and we will say what we think.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Clean frames with a soft cloth and soapy water
  • Ventilate rooms so frames don’t stay wet inside
  • Look round the frames every year or so
  • Don’t aim a pressure washer at the joints

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
