About our window mastic in Stone

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on timber windows & doors, aluminium frames and patio & French doors, and people most often call us about water coming in at the bottom corners of a door and draughty joints inside around the window.

In a smaller place like Stone, some walls face open ground and catch the full force of the weather. That’s hard on the mastic around frames and sills.

There’s a 12-month guarantee on every job, whatever its size.

What window mastic looks like in Stone

With historic houses such as Hall Place and Gardens (about 4.8 miles west) nearby, there’s older building stock in the area around Stone as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near Church of St Mary, the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as Stone St Mary's CofE Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Stone Crossing station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

  • A frame that has rotted at the joint
  • Faulty window hardware

How we quote for window mastic

Every job gets its own quote. This is what makes a difference:

  • How much there is to do
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Where the property is
  • Access, such as stairs, a lift or height

We quote each job on its own, so start by telling us what you need. Simply call 0345 464 0079 or send us an email and describe the job and send pictures if you have them.

Stone questions

Will you come out to Stone?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do window mastic in Stone?

Yes. Our work covers London and the South East, and Stone is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.

Is the work guaranteed?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Where is Mr Mastic based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Are you fully insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Paint up to the joint, not over it
  • Walk round the house once a year and look at the joints
  • Keep timber frames painted
  • Clear any debris from frame drain holes

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

The process

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. For a job in Stone, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

Advice

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Why it’s worth doing now in Stone

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we will say so. Homes in smaller places like Stone can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
