Why deal with it now?

Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. In a small place like Start Hill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Window mastic in Start Hill, done properly

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We are often asked to deal with cracked sealant at the sill ends and cracked internal joints between frame and plaster, across uPVC windows, timber windows & doors and window sills.

Homes in small places like Start Hill often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Different surfaces, different methods

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Clear any debris from frame drain holes
  • Air rooms to keep condensation down around windows
  • Clean frames with a soft cloth and soapy water
  • Look round the frames every year or so

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

When to call us in Start Hill

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

These are the problems we’re asked about most:

  • Cracked or shrunken mastic around the frame
  • Gaps where the sill meets the wall
  • A bead that doesn’t match the frame
  • Mastic that’s falling out in pieces

Barrington Hall, about 2.8 miles south-east, is one of the historic houses in the wider area around Start Hill.

Our hiring checklist

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Aluminium frames
  • Window sills
  • Patio & French doors
  • Composite doors
  • uPVC windows
  • Timber windows & doors

What happens on the day

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a few frames, or a day or more for a whole house for a typical job. Somewhere as small as Start Hill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can

Frames and glazing around Start Hill

Historic houses like Barrington Hall (about 2.8 miles south-east) are a reminder that the area around Start Hill has older buildings as well as new. Letting a property close to Bishops Stortford station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Managing a site like Birchwood High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

It will if the frame joint is the problem. We find where the air is coming from before we reseal.
