- Cracked or shrunken mastic around the frame
- Leaking joints at the ends of sills
- Rushed sealant from a window installation
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
How we handle window mastic in Slindon
There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. If you’re dealing with sealant in the wrong colour for the frame and cracked or shrunken mastic around the frame, we can help.
Homes in small places like Slindon often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

How it works
On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a handful of frames, longer for a whole house. In a small place like Slindon, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we’re working on
- Mention any sign-in or site rules at work premises

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Make sure the drainage slots aren’t blocked
- Clean frames with a soft cloth and soapy water
- Keep paint off silicone joints
- Wipe condensation off the frames
Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Can you seal the gap between the frame and the plaster indoors?
Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.
When is the sealant fully cured?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
Can you reach windows above the ground floor?
Usually, yes. We plan safe access before the job, so mention the height and anything in the way.
Can you match the sealant to my frames?
Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.
What window mastic looks like in Slindon
Historic houses like Bignor Roman Villa (about 4.3 miles north) are a reminder that the area around Slindon has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near The Parish Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Barnham station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like Slindon CofE Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Why act early in Slindon
Getting a straight, even bead on an outside frame takes practice, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In a small place like Slindon, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What affects the cost of window mastic
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- When we can work, for business premises
- The size of the job
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.
What to tell us for a quote
To make quoting easier, please include:
- The rough size of the job
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
- If someone has resealed it before

Surface by surface
Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
