Signs you need window mastic in Satmar

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

If you can see any of these, it’s time to have the joints looked at:

  • Draughts coming in around windows and doors
  • Gaps left after new windows were fitted
  • Gaps between the frame and the inside reveal
  • Leaking joints at the ends of sills

If you live in an older home near St Mary's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What to look for in a quote

  • Which colour the sealant will be
  • Who turns up on the day
  • What happens if they find a problem under the old sealant

Our hiring checklist

How we handle window mastic in Satmar

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you are dealing with draughts coming in around windows and doors and rushed sealant from a window installation, we can put it right, whatever the surface.

Around Satmar, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Satmar: your questions answered

Can you help a landlord with a rental near Folkestone Central station?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Is Satmar within the area you cover?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

How long will my window job take?

That depends on the number of frames, how they’re reached and the state of the old mastic. You’ll know the timing when we quote.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Is the new sealant paintable?

Silicone generally won’t take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

How long should I leave it?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Surface by surface

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We’ll tell you if that’s what we find.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

What window mastic looks like in Satmar

Satmar is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Historic houses like Acrise Place (about 4.3 miles north-west) are a reminder that the area around Satmar has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Schools such as Capel-le-Ferne Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Folkestone Central station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Honest limits

A few problems are outside what sealant work can do:

  • Damp coming through the wall itself rather than the frame joint
  • Draughts through the window seals rather than the frame
  • A failed sealed unit that has misted up

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Surfaces we seal

  • Window sills
  • Timber windows & doors
  • Aluminium frames
  • Composite doors
  • uPVC windows
  • Patio & French doors

Why act early in Satmar

Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. Older cottages and farmhouses around Satmar can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The process

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours for a few frames, or a day or more for a whole house for a typical job. Somewhere as small as Satmar, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work
