Window mastic in Salford
Around Salford we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We’re often asked to deal with gaps between the frame and the inside reveal and mastic that’s falling out in pieces, across window sills, composite doors and patio & French doors.
Around Salford, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Salford needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Move anything stored near the joints
- Mention if the joints have been sealed before
- Mention any sign-in or site rules at work premises

Signs you need window mastic in Salford
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.
Common reasons people contact us include:
- Mastic that has split away from the wall
- Rushed sealant from a window installation
- Black, perished sealant on frames
- Cold air getting in at the frame edge
Schools such as Chipping Norton School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
What your quote should include
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
- Is the old sealant removed completely?
- Whether they’re fully insured

Salford: your questions answered

Do you work for landlords with property near Kingham station?

What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
How do I get a quote for window mastic in Salford?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.
Can you get sealant to suit coloured frames?
Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
When it isn’t the sealant
We will always be straight with you, so here’s what new sealant will not do:
- Rotten timber, which needs a joiner first
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A sash or casement that won’t close properly
If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.
What we seal

- Window sills
- Aluminium frames
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep paint and stain on wooden frames in good order
- Check the mastic once a year
- Wash the frames with mild soapy water
- Don’t paint over the silicone
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
Frames and glazing around Salford
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Chastleton House (about 2.6 miles west) are a reminder that the area around Salford has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you live in an older home near Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Kingham station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
