What the job involves on each surface
Window sills
Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. We pay most attention there.
About our window mastic in Rubha Ban
Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before we start. To get one, email us at info@mrmastic.co.uk with the number of frames and any access details for window mastic in Rubha Ban. We work on timber windows & doors, patio & French doors and uPVC windows, and people most often call us about draughts coming in around windows and doors and hard, cracked sealant around windows.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
All our work comes with our 12-month guarantee.

What window mastic looks like in Rubha Ban
Rubha Ban is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
In and around Rubha Ban, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What happens on the day
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job generally takes a few hours for a handful of frames, longer for a whole house. Outside jobs in Rubha Ban need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
Before we arrive
- Mention any tricky access
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we’re working on

How we quote for window mastic
For a quick quote, just ask. The main things that affect it are:
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
- How easy the joints are to reach
- Mould in or behind the old joints
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- The problem you’ve noticed

Rubha Ban questions
Can you do window mastic in Rubha Ban?
Yes. Our work covers the whole of Scotland, and Rubha Ban is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Will you come out to Rubha Ban?
Yes, Rubha Ban is covered. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Can you do upstairs windows?
Yes, where it’s safe. For high or awkward windows, we will tell you what access is needed.
How long does it take to reseal the windows on a house?
The work takes a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels.
Do you have sealant for grey or black windows?
Yes. White, brown, anthracite grey, black and clear sealants are all available.
What we cannot put right
We’d rather tell you now than do work that won’t last, so these are the limits:
- Draughts through the window seals rather than the frame
- Soft or decayed wood in the frame
- A sash or casement that won’t close properly
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Wipe condensation off the frames
- Keep solvents and bleach off the sealant
- Check the mastic once a year
- Paint up to the joint, not over it
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
When to call us in Rubha Ban
A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
Any of these means the joints need attention:
- Cracked internal joints between frame and plaster
- Mastic that’s falling out in pieces
- Cracked or shrunken mastic around the frame
- Rain getting in at the frame or under the sill
In the older streets around St Michael's Church, the joint between an old wall and a newer frame is generally the first place rain gets in.
What to look for in a quote
- What happens if the job turns out different
- Is VAT in the price?
- What preparation is included
- Whether all the old sealant comes out first
