Window mastic in Ridge: local notes

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Wyllyotts Manor (about 2.2 miles east) are a reminder that the area around Ridge has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Church of St Margaret include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as St Giles' CofE Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Potters Bar station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Window mastic for homes and businesses in Ridge

Around Ridge we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on patio & French doors, composite doors and timber windows & doors, and people most often call us about mastic that has split away from the wall and rushed sealant from a window installation.

Around Ridge, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

A one-year guarantee comes as standard, so you are covered after we’ve gone.

FAQs for Ridge

Is Ridge within the area you cover?

Yes, Ridge is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Potters Bar station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Can new window sealant be painted?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Will new mastic stop draughts?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you guarantee window mastic?

Yes. Our one-year guarantee covers every job.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • A failed sealed unit that has misted up
  • A sash or casement that will not close properly
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

How the visit works

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. Somewhere like Ridge needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Advice

Aftercare tips

To keep the joints looking good and working properly:

  • Keep jet washers away from the mastic
  • Wipe condensation off the frames
  • Keep drainage slots and sill grooves clear
  • Wash the frames with mild soapy water

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Surface by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
