Common questions in Redbourn

Do you work for landlords with property near Harpenden station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.

Do you cover smaller places like Redbourn?

Yes. Redbourn is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you seal inside as well as outside?

Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Do you guarantee window mastic?

Yes. Our 12-month guarantee covers every job.

Window mastic in Redbourn

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. Typical jobs include draughty joints inside around the window and damp patches on the reveal after heavy rain, on timber windows & doors, patio & French doors and window sills.

Around Redbourn, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

What affects the quote in Redbourn

Your quote is based on your job. We look at:

  • Access and height
  • How many areas need sealing
  • The product the joint needs
  • The number and length of the joints

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, ring 0345 464 0079 or drop us an email.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Surface by surface

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Window mastic in Redbourn: local notes

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Childwickbury Manor (about 2.6 miles south-east) nearby, there’s older building stock in the area around Redbourn as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Redbourn Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Harpenden station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Redbourn is about 2 miles south-west of Harpenden, in Hertfordshire. What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes most of a day for a typical house, less for a few frames from start to finish. For a job in Redbourn, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

How to prepare

  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property

Advice

What we’re called out for in Redbourn

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

The problems people normally mention when they call include:

  • Draughts coming in around windows and doors
  • Gaps where the sill meets the wall
  • Mastic that has split away from the wall
  • White mastic on grey or black frames

Homes close to Mount Zion Evangelical Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • What product goes in the joint
  • What happens if they find a problem under the old sealant
  • The length of the guarantee
  • Whether VAT is included

Honest limits

A few problems are outside what sealant work can do:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Rotten timber, which needs a joiner first
  • Damp coming through the wall itself rather than the frame joint

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

Joints and surfaces we work on

  • Patio & French doors
  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Aluminium frames
  • Composite doors

Leave it or put it right?

A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. In an older home around Redbourn, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us and we’ll talk you through it.
