Window mastic in Portskerra

Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. If you’re dealing with black, perished sealant on frames and gaps where the sill meets the wall, we can help, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

What window mastic looks like in Portskerra

Portskerra is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Whether the job is in Portskerra itself or nearby, the right material for each joint matters as much as a neat finish.

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

What happens if it’s left?

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In an older home around Portskerra, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

When it is not the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • A door that needs adjusting, rehanging or new seals
  • A sash or casement that won’t close properly
  • Condensation trapped between the panes

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

The process

At the end, we look at the finished work together and explain the cure time. The work normally takes most of a day for a typical house, less for a few frames, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Your questions about window mastic in Portskerra

Does living near the coast affect window mastic in Portskerra?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you do window mastic in Portskerra?

Yes. Our work covers the whole of Scotland, and Portskerra is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

Do you have sealant for grey or black windows?

Normally, yes. Mention the frame colour when you ask for a quote and we’ll use the nearest match.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

How much does window mastic cost in Portskerra?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Looking after it afterwards

So the new joints stay in good condition:

  • Clear any debris from frame drain holes
  • Do not aim a pressure washer at the joints
  • Avoid harsh chemicals near the mastic
  • Paint up to the joint, not over it

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Do you need window mastic in Portskerra?

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. Backing rod sets the right depth.

These are the problems we’re asked about most:

  • Cold air getting in at the frame edge
  • Rushed sealant from a window installation
  • Gaps between the frame and the inside reveal
  • Cracked sealant at the sill ends

In and around Portskerra, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
