Window mastic in Mortimer West End

Signs you need window mastic in Mortimer West End

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

These are the problems we are asked about most:

  • White mastic on grey or black frames
  • Mastic that has split away from the wall
  • Cracked sealant at the sill ends
  • Damp patches on the reveal after heavy rain

If you look after a building such as Silchester Church of England Primary School, the mastic around its windows and doors needs looking after like any other building’s.

How to choose a mastic man

Window mastic in Mortimer West End, done properly

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on uPVC windows, window sills and aluminium frames, and people most often call us about cold air getting in at the frame edge and hard, cracked sealant around windows.

Somewhere as small as Mortimer West End, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Common questions in Mortimer West End

Do you cover Mortimer West End for window mastic?

Yes, Mortimer West End is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Will you come out to Mortimer West End?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Do you have sealant for grey or black windows?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

How long does it take to reseal the windows on a house?

A few frames take a few hours, while a whole house takes longer. We confirm the timing with your quote.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Why deal with it now?

Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Around Mortimer West End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Why us?

  • Any old sealant cut out fully, not covered over
  • Colour picked to suit the job
  • We agree the colour with you first
  • Sanitary silicone with an anti-fungal additive in wet areas

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Damp problems in the wall away from the window
  • A failed sealed unit that has misted up
  • A frame that has rotted at the joint

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • uPVC windows
  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • Timber windows & doors
  • Window sills

Different surfaces, different methods

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from an hour or two to a full day, depending on how many frames there are. For a village or hamlet like Mortimer West End, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work
  • Tell us about any water getting in

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Window mastic in Mortimer West End: local notes

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Stratfield Saye House (about 4.3 miles east) are a reminder that the area around Mortimer West End has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to The Parish Church of St.Saviours include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Mortimer station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
