What affects the quote in Martin Mill

The quote reflects the job in front of us. We look at:

  • Access and height
  • How many rooms, windows or areas are involved
  • The size of the job
  • Any mould that needs treating

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • A few pictures by email, if you can
  • Roughly how big the job is
  • The type of property
  • How we’d reach the joints

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand.

How we handle window mastic in Martin Mill

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before work begins. Just phone 0345 464 0079 or email us and tell us how many frames there are and how they’re reached. We’re often asked to deal with untidy mastic left by window fitters and cracked sealant at the sill ends, on uPVC windows, composite doors and timber windows & doors.

Mastic can only go onto a dry, clean joint, so window work in Martin Mill is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or send us an email.

Signs you need window mastic in Martin Mill

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

People usually contact us after spotting one of these:

  • Cold air getting in at the frame edge
  • Cracked sealant at the sill ends
  • Mastic that is falling out in pieces
  • White mastic on grey or black frames

If you look after a building such as Langdon Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Questions from Martin Mill

Does the coastal weather in Martin Mill affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Martin Mill within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We check where the draught is before we start.

Can new window sealant be painted?

Silicone generally won’t take paint. Let us know beforehand, and we’ll use a paintable product where it suits.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Are you insured?

Yes. Full insurance covers our work.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

Leave it or put it right?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Around Martin Mill, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Windows and doors in Martin Mill

Martin Mill is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Walmer Castle (about 3.1 miles north-east) nearby, there’s older building stock in the area around Martin Mill as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

In the older streets around Church of St Augustine, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Martin Mill station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a morning for a couple of windows and a door. In a small place like Martin Mill, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlords, agents and businesses in Martin Mill

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Housing providers, facilities teams and property managers book us too in Martin Mill and across Kent. We can quote a run of properties together.

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Broken hinges, locks or handles
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A door that needs adjusting, rehanging or new seals

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before booking.
