What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Worn gaskets, brush seals or a door that has dropped
  • Rotten timber, which needs a joiner first
  • A sash or casement that won’t close properly

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Patio & French doors
  • uPVC windows

  • Timber windows & doors

Window mastic in Lyne of Skene, done properly

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on timber windows & doors, window sills and uPVC windows, and common reasons people get in touch are leaking joints at the ends of sills and cracked internal joints between frame and plaster.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

A one-year guarantee comes as standard, so you are covered after we have gone.

Surface by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

Lyne of Skene questions

Do you cover smaller places like Lyne of Skene?

Yes, Lyne of Skene is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do window mastic in Lyne of Skene?

Yes. Our work covers the whole of Scotland, and Lyne of Skene is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Can you do upstairs windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

How long will my window job take?

It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can I paint over the new sealant?

Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote.

If you manage several properties in or around Lyne of Skene, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Leave it or put it right?

Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In an older home around Lyne of Skene, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

The process

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Outside jobs in Lyne of Skene need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts

Aftercare tips

Looking after new joints is easy:

  • Walk round the house once a year and look at the joints
  • Wash the frames with mild soapy water
  • Ventilate rooms so frames do not stay wet inside
  • Keep timber frames painted

Keep the new mastic undisturbed while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

What window mastic looks like in Lyne of Skene
