Window & door mastic in Lumphanan, Aberdeenshire
Window mastic across Lumphanan and nearby, with old sealant always removed completely.
- Mastic that is falling out in pieces
- Cracked or shrunken mastic around the frame
- Untidy mastic left by window fitters
Different surfaces, different methods
Window sills
Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match suits the frame.

Why it’s worth doing now in Lumphanan
Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In an older home around Lumphanan, damp from a failed joint can get into timber and plaster.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Why Lumphanan customers choose us
- Colour agreed with you before we start
- Fully insured
- Sanitary silicone with an anti-fungal additive in wet areas
- Sealant colour chosen to suit
See our cost guide or what customers say.
DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Do you need window mastic in Lumphanan?
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
People normally contact us after spotting one of these:
- Draughty joints inside around the window
- Hard, cracked sealant around windows
- Untidy mastic left by window fitters
- Gaps where the sill meets the wall
In and around Lumphanan, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Common questions in Lumphanan
Can you do window mastic in Lumphanan?
Yes. We work across all of Scotland, and Lumphanan is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Is window mastic in Lumphanan guaranteed?
All our work, in Lumphanan and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
What do you need from me for a quote?
Tell us what needs doing and where, with pictures by email if possible. If we need more, we will ask.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Can you do the inside joint as well?
Yes. Indoors, we seal between the frame and the plaster or reveal.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
When it isn’t the sealant
We won’t take on work that will not last, so these are the limits:
- A failed sealed unit that has misted up
- Damp coming through the wall itself rather than the frame joint
- A sash or casement that won’t close properly
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Do not use solvent cleaners on the joint
- Wash the frames with mild soapy water
- Look round the frames every year or so
- Air rooms to keep condensation down around windows
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
How the visit works
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from an hour or two to a full day, depending on how many frames there are. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Every joint is checked before we leave.
Preparing for the visit
- Tell us about any water getting in
- Clear the area around the work
- Let us know about stairs, lifts or work at height

Window mastic in Lumphanan: local notes
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you live in an older home near Stothart Memorial Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
