What the job involves on each surface
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall.
Aluminium frames
Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.
Questions from Little Bromley
Do you cover smaller places like Little Bromley?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is window mastic in a coastal place like Little Bromley any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
What does window mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can I paint over the new sealant?
Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
How long does it take to reseal the windows on a house?
That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.
What should I tell you?
A short description and the location, with pictures by email if possible. If we need more, we will ask.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
What affects the quote in Little Bromley
Jobs vary more than people expect. What affects the quote:
- The number and length of the joints
- When we can work, for business premises
- How many rooms, windows or areas are involved
- Any mould that needs treating
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.
Helping us quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- What’s wrong with the joints now
- The rough size of the job

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What sealant work can’t fix
A few problems are outside what sealant work can do:
- Broken hinges, locks or handles
- Rotten timber, which needs a joiner first
- Damp problems in the wall away from the window

Leave it or put it right?
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. In a small place like Little Bromley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Little Bromley homes and the weather
Little Bromley is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Historic houses like Castle House (about 3 miles north-west) are a reminder that the area around Little Bromley has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you let a flat or house near Manningtree station, renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to St Mary the Virgin's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Manningtree High School, larger buildings have plenty of frames, and the mastic around each one ages.

The process
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours for a handful of frames, longer for a whole house, depending on how much there is to do. In a small place like Little Bromley, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
- Tell us about any previous sealing or DIY attempts
