Your questions about window mastic in Little Brickhill

Is Little Brickhill within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do window mastic in Little Brickhill?

Yes, Little Brickhill is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee, and we’re ARBOMaster approved applicators.

Can landlords and businesses book you?

Yes, often. Several properties can go on one quote.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can resealing stop a draught around my window?

It will if the frame joint is the problem. We check where the draught is before work begins.

How we handle window mastic in Little Brickhill

There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Common call-outs are for leaking joints at the ends of sills and water coming in at the bottom corners of a door, on patio & French doors, aluminium frames and uPVC windows.

In a village or hamlet like Little Brickhill, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Your job is guaranteed for a year, as with all our work.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours for a handful of frames, longer for a whole house. For a village or hamlet like Little Brickhill, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access
  • Let us know about earlier repairs to the joints

What the job involves on each surface

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.

What window mastic looks like in Little Brickhill

With historic houses such as Bletchley Park (about 3 miles west) nearby, there’s older building stock in the area around Little Brickhill as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Sir Herbert Leon Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Church of St Mary Magdalen, the joint between an old wall and a newer frame is usually the first place rain gets in. Letting a property close to Bow Brickhill station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

How we quote for window mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • Which sealant suits the joint
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Whether it has been sealed before
  • Photos by email, if that’s easy

We quote each job on its own. Simply call 0345 464 0079 or send us an email and describe the job.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Faulty window hardware
  • A frame that has rotted at the joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.

What we seal

  • Composite doors
  • Aluminium frames
  • Window sills
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Avoid harsh chemicals near the mastic
  • Avoid blasting the frames with a pressure washer
  • Clear any debris from frame drain holes
  • Walk round the house once a year and look at the joints

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Leave it or put it right?

The work is quick compared with the damage it prevents: the visit takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. In a small place like Little Brickhill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
