In a village or hamlet like Little Bentley, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

What sealant work can’t fix

We won’t take on work that won’t last, so these are the limits:

  • Draughts through the window seals rather than the frame
  • A sash or casement that will not close properly
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Will new mastic stop draughts?

Yes, if the air is getting in around the frame. If it’s coming through the window seals, we will tell you.

Windows and doors in Little Bentley

Historic houses like Thorpe Hall (about 4.7 miles south-east) are a reminder that the area around Little Bentley has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near Church of St Mary, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Great Bentley station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Quotes for window mastic in Little Bentley

For a quick quote, just ask. What matters most is:

  • How many rooms, windows or areas are involved
  • The type of sealant required
  • The size of the job
  • How easy the joints are to reach

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • The type of property
  • Where the property is
  • Any access issues, like height or stairs
  • The rough size of the job

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, ring 0345 464 0079 or email us.

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a morning for a couple of windows and a door. Somewhere as small as Little Bentley, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

Advice

Different surfaces, different methods

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. We will point out any rot we find, as that is a job for a joiner.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Wash the frames with mild soapy water
  • Clear any debris from frame drain holes
  • Ventilate rooms so frames don’t stay wet inside
  • Avoid harsh chemicals near the mastic

Most silicone sealants will not take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

What happens if it’s left?

Getting a straight, even bead on an outside frame takes practice, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Where a wall is exposed, as many are in small places like Little Bentley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
