Window mastic in Lee Gate, done properly
Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you are dealing with rain getting in at the frame or under the sill and old mastic that has gone black or come away, we can put it right, whatever the surface.
Outdoor sealant needs dry, clean surfaces, so work on frames around Lee Gate is planned for dry weather. Let us know about access to all the frames, upstairs ones included.
A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

How we quote for window mastic
Jobs vary more than people expect. The main factors:
- Working hours on commercial sites
- The number of rooms or windows
- How easy the joints are to reach
- Any mould that needs treating
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
What to tell us for a quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- Photos by email, if that is easy
- Any previous sealing or DIY work
- Roughly how big the job is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, call 0345 464 0079 or send us an email.

How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy. Somewhere as small as Lee Gate, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in
- Tell us about any previous sealing or DIY attempts

Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We’ll tell you if that is what we find.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.

Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Do not use solvent cleaners on the joint
- Paint up to the joint, not over it
- Use gentle cleaners on frames and sealant
- Repaint timber before it’s bare
Most silicone sealants will not take paint, so mention any painting plans before work begins. There are paintable sealants for joints that need it.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
What we cannot put right
We won’t take on work that won’t last, so these are the limits:
- Faulty window hardware
- A frame that has rotted at the joint
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
What we seal

DIY versus a professional finish
A DIY attempt does not rule out a professional job. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Windows and doors in Lee Gate
With historic houses such as Cholesbury Manor House (about 2.2 miles north-east) nearby, there’s older building stock in the area around Lee Gate as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you live in an older home near Old Church of St John the Baptist, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Wendover station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For site and facilities teams at buildings such as Lee Common Church of England School, its window and door frames need their mastic kept sound, just like a home’s.
