Window mastic in Kemsley
The new joint doesn’t have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. Typical jobs include untidy mastic left by window fitters and white mastic on grey or black frames, across patio & French doors, timber windows & doors and aluminium frames.
Houses in smaller places like Kemsley can stand more in the open than those in a built-up town. That’s hard on the mastic around frames and sills.

Kemsley questions
Do you cover smaller places like Kemsley?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is window mastic in a coastal place like Kemsley any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Where do you work from?
We work from Crawley. Our applicators cover Kemsley, along with the rest of our area.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Will new mastic stop draughts?
Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.
Can you do upstairs windows?
Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
What we do, step by step
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. For a job in Kemsley, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about parking restrictions
- Move anything stored near the joints

What window mastic looks like in Kemsley
Kemsley is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you look after a building such as Kemsley Primary Academy, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Parish Church of the Holy Trinity, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
Kemsley is about 1 mile north of Sittingbourne, in Kent. Whether you’re in the middle of Kemsley or further out, we cover window mastic for every kind of property. Across Kent, we cover 922 places, Kemsley among them. You can also see our page for Chelmsford, roughly 28 miles from Kemsley.
Work in ME10 and ME9 is quoted and booked the same way as anywhere else. We cover properties on Court Road, Menin Road and Hurst Lane. Close by, we work in Howt Green (1 mile west), Milton Regis (1 mile south-east), Sittingbourne (1 mile south), Iwade (1 mile north-west) and Murston (1 mile south). We also work in nearby towns such as Maidstone (11 miles south-west), Whitstable (13 miles east), Faversham (7 miles south-east), Minster (5 miles north-east), Davington (7 miles south-east) and Foley Park (10 miles south-west).
Local landmarks in Kemsley
Around Kemsley, our work takes us to homes and buildings near Milton Creek Country Park, The Three Hats Inn and Borden Grammar School and the streets around them. Kemsley has its own railway station: Kemsley station. Other landmarks nearby include Castle Rough (0.6 miles east) and Court Hall Museum (0.8 miles south-west).
Why act early in Kemsley
A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Around Kemsley, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Quotes for window mastic in Kemsley
Your quote is based on your job. We look at:
- Whether the work is at height
- The product the joint needs
- Any working-time requirements on site
- The number of rooms or windows
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- Whether it has been sealed before
We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or drop us an email.
When to call us in Kemsley
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
These are the problems we are asked about most:
- Damp patches on the reveal after heavy rain
- Hard, cracked sealant around windows
- Cold air getting in at the frame edge
- Cracked internal joints between frame and plaster
If you let a flat or house near Kemsley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We’ll tell you if that’s what we find.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A frame that has rotted at the joint
- Broken hinges, locks or handles
If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.
