Window mastic in Ide Hill, done properly

The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. If you have a bead that doesn’t match the frame and cracked or shrunken mastic around the frame, we can put it right, whatever the surface.

Outdoor sealant needs dry, clean surfaces, so work on frames around Ide Hill is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Look round the frames every year or so
  • Use gentle cleaners on frames and sealant
  • Paint up to the joint, not over it
  • Keep solvents and bleach off the sealant

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

What happens if it’s left?

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Around Ide Hill, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

Why us?

  • Arbo and Everbuild products
  • Old sealant always removed completely
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Full insurance on every job

How the job changes by surface

Composite doors

A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes most of a day for a typical house, less for a few frames. Somewhere like Ide Hill needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts

What window mastic looks like in Ide Hill

Historic houses like Chartwell (about 2.1 miles west) are a reminder that the area around Ide Hill has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Rented homes near Sevenoaks station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In the older streets around Church of St Mary at South End of Village Green, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Ide Hill Church of England Primary School, the mastic around its windows and doors needs looking after like any other building’s.

What affects the quote in Ide Hill

We quote each job individually. This is what makes a difference:

  • How easy the joints are to reach
  • The type of sealant required
  • The number of rooms or windows
  • When we can work, for business premises

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What’s wrong with the joints now
  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

What we can’t put right

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Damp coming through the wall itself rather than the frame joint
  • A door that needs adjusting, rehanging or new seals
  • Condensation trapped between the panes

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.
