Window mastic in Horden: local notes
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Schools such as Colliers Green Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Window mastic for homes and businesses in Horden
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We work on patio & French doors, aluminium frames and composite doors, and people most often call us about cracked sealant at the sill ends and black, perished sealant on frames.
Homes in small places like Horden often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
All our work comes with a 12-month guarantee.

Questions from Horden
I let a flat near Marden station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Do you cover smaller places like Horden?
Yes. Horden is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Are you fully insured?
Yes, we’re fully insured.
Can you do upstairs windows?
Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Leave it or put it right?
Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Older cottages and farmhouses around Horden can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

When to call us in Horden
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.
The problems people generally mention when they call are:
- Sealant in the wrong colour for the frame
- Untidy mastic left by window fitters
- Leaking joints at the ends of sills
- Old mastic that has gone black or come away
Rented homes near Marden station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How the visit works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of frames, longer for a whole house. In a small place like Horden, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises
Getting a quote

Advice
Different surfaces, different methods
Aluminium frames
Coated aluminium needs a compatible sealant. We use a neutral-cure product.
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.
Aftercare tips
After the cure time, these simple habits help:
- Air rooms to keep condensation down around windows
- Paint up to the joint, not over it
- Avoid harsh chemicals near the mastic
- Check the mastic once a year
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
What we cannot put right
Before you book, it’s worth knowing the limits:
- Condensation trapped between the panes
- Draughts through the window seals rather than the frame
- Soft or decayed wood in the frame
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.
Surfaces we seal

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
