- Damp patches on the reveal after heavy rain
How we handle window mastic in Holly Green
Around Holly Green we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We’re often asked to deal with cracked internal joints between frame and plaster and cracked or shrunken mastic around the frame, on uPVC windows, patio & French doors and window sills.
In a village or hamlet like Holly Green, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

What affects the cost of window mastic
Your quote is based on your job. We take into account:
- Any mould that needs treating
- Access and height
- Working hours on commercial sites
- How much there is to do
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or email us for an honest opinion and a quote.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
- What’s wrong with the joints now
- The rough size of the job

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Keep drainage slots and sill grooves clear
- Do not aim a pressure washer at the joints
- Walk round the house once a year and look at the joints
- Repaint timber before it’s bare
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
Surface by surface
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Composite doors
Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. We match the colour to the frame.
Why act early in Holly Green
Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. If we find failed glass units or worn seals, we’ll tell you. Around Holly Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Why book with us
- Neat joints and a tidy finish
- An ARBOMaster approved applicator
- Arbo and Everbuild products
- White, clear, grey or another colour, product permitting

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What we cannot put right
In fairness, some problems need a different trade:
- A sash or casement that will not close properly
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A door that needs adjusting, rehanging or new seals
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Frames and glazing around Holly Green
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For landlords with property near Princes Risborough station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you live in an older home near Church of the Holy Trinity, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Princes Risborough School? Then the mastic around its windows and doors needs looking after like any other building’s.

What we do, step by step
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours for a few frames, or a day or more for a whole house. Somewhere like Holly Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Clear items away from the joints we are working on
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed

Advice
Holly Green: your questions answered
I let a flat near Princes Risborough station. Can you help?
Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
Will you come out to Holly Green?
Yes. Holly Green is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Can you seal the gap between the frame and the plaster indoors?
Yes. Inside, the joint between frame and plaster is sealed neatly.
How long before the joint can be used?
It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
