Window mastic in Highstreet
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. If you are dealing with rain getting in at the frame or under the sill and cold air getting in at the frame edge, we can put it right, on composite doors, patio & French doors and uPVC windows alike.
Somewhere as small as Highstreet, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Broken hinges, locks or handles
- Rotten timber, which needs a joiner first
- Draughts through the window seals rather than the frame
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.
Surfaces we seal
- Composite doors
- uPVC windows
- Aluminium frames
- Window sills
- Timber windows & doors
- Patio & French doors
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Keep paint and stain on wooden frames in good order
- Clear any debris from frame drain holes
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
Signs you need window mastic in Highstreet
Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.
It’s worth asking for a quote if you see:
- Whistling draughts around closed windows
- Water coming in at the bottom corners of a door
- Rushed sealant from a window installation
- Gaps between the frame and the inside reveal
In and around Highstreet, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How the surfaces are prepared before sealing

What window mastic looks like in Highstreet
Highstreet is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Letting a property close to Whitstable station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
Highstreet is about 3 miles south-west of Whitstable, in Kent. Across the ME13 area, we can carry out window mastic at your property. Our area takes in 922 places across Kent, from the larger towns to small villages. Our Chelmsford page covers work nearby, about 36 miles away.
Work in ME13 is quoted and booked the same way as anywhere else. Streets in the area include Thanet Way and Highstreet Road, all of which we cover. Why deal with it now?
Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. Where a wall is exposed, as many are in small places like Highstreet, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Why Highstreet clients choose us

- Tidy, careful work
- Sanitary silicone with an anti-fungal additive in wet areas
- Arbo and Everbuild products

What the job involves on each surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.
Window sills
Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
What else we do in Highstreet
What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. The work generally takes anything from an hour or two to a full day, depending on how many frames there are. In a small place like Highstreet, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- On commercial sites, let us know about site rules
- Tell us about any water getting in
- Clear the area around the work

Questions from Highstreet
Do you work for landlords with property near Whitstable station?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
Does living near the coast affect window mastic in Highstreet?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Are you insured?
Yes, we are fully insured.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or drop us an email.
Where is Mr Mastic based?

Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Does the work come with a guarantee?
Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
