Window mastic for homes and businesses in Hartley Wintney
Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you’re dealing with sealant in the wrong colour for the frame and mastic that has split away from the wall, we can put it right.
Around Hartley Wintney, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.
We stand behind the work with a 12-month guarantee.

Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What happens on the day
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. In a smaller place like Hartley Wintney, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- On commercial sites, let us know about site rules
- Clear the area around the work
- Keep children and pets away from the work area

Hartley Wintney questions
Is Hartley Wintney within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Winchfield station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Is the new sealant paintable?
Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
How long before the joint can be used?
That depends on the sealant used, so follow the cure time we give you.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Honest limits
We will always be straight with you, so here’s what new sealant won’t do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A door that needs adjusting, rehanging or new seals
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.
What we seal
- Window sills
- Composite doors
- Patio & French doors
- Aluminium frames
- Timber windows & doors
- uPVC windows
What happens if it’s left?
Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. Around Hartley Wintney, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.
Why book with us
- Approved under the ARBOMaster scheme
- White, clear, grey or coloured to suit, where the product allows
- Any old sealant cut out fully, not covered over
- We are fully insured

Landlord and commercial work in Hartley Wintney
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Aftercare tips
After the cure time, these simple habits help:
- Wash the frames with mild soapy water
- Keep timber frames painted
- Look round the frames every year or so
- Keep paint off silicone joints
Silicone cannot generally be painted, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
Window mastic in Hartley Wintney: local notes
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For an older house near a landmark such as St John's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Greenfields Junior School, its window and door frames need their mastic kept sound, just like a home’s.

When to call us in Hartley Wintney
Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.
Look out for any of the following:
- Damp patches on the reveal after heavy rain
- Old mastic that has gone black or come away
- Hard, cracked sealant around windows
- Draughty joints inside around the window
Letting a property close to Winchfield station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
