Window Mastic in Hardley
Our applicators work in Hardley on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Gaps between the frame and the inside reveal
- Damp patches on the reveal after heavy rain
- Cold air getting in at the frame edge
What we are called out for in Hardley
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.
The problems people normally mention when they call include:
- Untidy mastic left by window fitters
- Cracked sealant at the sill ends
- Gaps between the frame and the inside reveal
- Whistling draughts around closed windows
For landlords with property near Netley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What your quote should include
- Which sealant they’ll use, and why
- How long the guarantee is
- What preparation is included

How we handle window mastic in Hardley
Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Common call-outs are for mastic that’s falling out in pieces and mastic that has split away from the wall, on window sills, timber windows & doors and composite doors.
Mastic can only go onto a dry, clean joint, so window work in Hardley is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.
You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Landlords, agents and businesses in Hardley
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Window mastic in Hardley: local notes
Hardley is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For an older house near a landmark such as St Anne, the joint between an old wall and a newer frame is usually the first place rain gets in. For site and facilities teams at buildings such as The New Forest Academy, the mastic around its windows and doors needs looking after like any other building’s.

- Broken hinges, locks or handles
- Penetrating damp from a failed cavity tray or render
- Worn gaskets, brush seals or a door that has dropped
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.

What else we do in Hardley
Why it’s worth doing now in Hardley
Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. Where a wall is exposed, as many are in small places like Hardley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us and we’ll talk you through it.

How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of frames, longer for a whole house, and the area is left clean. For a village or hamlet like Hardley, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area
- Tell us about any water getting in
How to get a quote
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.
Advice
How to look after the new joints
After the cure time, these simple habits help:
- Don’t use solvent cleaners on the joint
- Keep paint and stain on wooden frames in good order
- Avoid blasting the frames with a pressure washer
- Wash the frames with mild soapy water
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Questions from Hardley
Do you work for landlords with property near Netley station?
Yes. We work for landlords and letting agents as well as homeowners. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Do you cover smaller places like Hardley?
Yes. Hardley is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
How long will my window job take?
That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
