How we quote for window mastic

Jobs vary more than people expect. The main factors:

  • How many areas need sealing
  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email.

What we need to know

There’s no need for technical detail. Just tell us:

  • The rough size of the job
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • Whether it’s a home or a business

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work and send you a clear quote.

How we handle window mastic in Fyfield

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We’re often asked to deal with gaps left after new windows were fitted and hard, cracked sealant around windows, across timber windows & doors, uPVC windows and patio & French doors.

Somewhere as small as Fyfield, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

We stand behind the work with a one-year guarantee, so you are covered after we have gone.

What the job involves on each surface

Aluminium frames

Coated aluminium needs a compatible sealant. We use a neutral-cure product.

Window sills

Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

Common problems we fix in Fyfield

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. Backing rod sets the right depth.

Signs it’s time to call us include:

  • Mastic that is falling out in pieces
  • Rain getting in at the frame or under the sill
  • A bead that doesn’t match the frame
  • Whistling draughts around closed windows

If you look after a building such as Abingdon Preparatory School, larger buildings have plenty of frames, and the mastic around each one ages.

Questions to ask before you book

  • How the colour is chosen
  • What the cure time is
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not

Our hiring checklist

How it works

There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for a handful of frames, longer for a whole house. For a village or hamlet like Fyfield, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Mention any tricky access
  • Let us know if you’ve seen damp or leaks

How to get a quote

We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or email us and describe the job, and photos are welcome.

When it is not the sealant

It helps to know what we can’t do too:

  • A frame that has rotted at the joint
  • A sash or casement that will not close properly
  • Damp coming through the wall itself rather than the frame joint

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Composite doors
  • uPVC windows
  • Window sills
  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep paint off silicone joints
  • Ventilate rooms so frames do not stay wet inside
  • Look round the frames every year or so
  • Clean frames with a soft cloth and soapy water

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

Frames and glazing around Fyfield

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Appleton Manor (about 2.2 miles north-east) nearby, there’s older building stock in the area around Fyfield as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you live in an older home near Church of St Nicholas, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
